Start With the Cracks

Epoxy flooring in Liberty Township often begins with a cracked slab. The township covers 23.1 square miles of southeastern Trumbull County, between Youngstown to the south and Vienna Township to the north. Coal was found on Alexander McCleery's farm in 1860, and mining was a major industry here for about forty years. Today it is one of only two urban townships in the county, with 21,514 residents in 2020. Homes range from older houses near Girard and Churchill to newer streets, and many slabs show their age.

Reading a crack before we fill it

Not every crack means the same thing. Before we quote a coating, we look at each one:

  • Hairline shrinkage cracks are normal in concrete. We open them with a grinder and fill them so they do not show through the finish.
  • Cracks with one side higher than the other may be moving. We mark them and may suggest watching them for a season before coating.
  • Wide or growing cracks, or doors that suddenly stick, call for a structural engineer. We do not diagnose foundations. We will tell you when we see signs that need one.

Why the history matters to owners

With coal mined here for decades, some homeowners ask whether a crack in the garage means trouble below. We can't answer that from the floor. A local engineer can. What we can do is repair the surface cracks and spalls properly so the coating bonds and the floor looks whole again. If a crack is still moving after repair, it may reflect through. We say so up front rather than promise otherwise.

Crack repair as its own job

You do not have to coat the whole floor to fix it. Concrete crack and floor repair can be a standalone visit. We fill cracks, patch pitted areas near the garage door and level small low spots that hold water. Later, if you want a full garage floor coating or epoxy flake floor, the repaired slab is ready for it.

Garages that take a beating

State Route 193 runs through the township, and most households here drive everywhere. That means winter slush in the garage every day from late fall to spring. A coated floor keeps de-icer brine out of the concrete pores. Flake finishes hide the white haze it leaves behind until you rinse it out.

Spalls and pits near the door

The first few feet inside a garage door take the most abuse. Snow melts off the car there, salt water pools there and tires turn there. Over the years the surface can pop off in shallow flakes called spalls. We grind those areas down to sound concrete, fill them with a repair mortar and feather the edges level with the rest of the slab. Once the coating goes on, the patched area should be hard to pick out.

Basements in Churchill and the older neighborhoods

Older homes near Girard and around Churchill often have basements with paint, patches and old tile adhesive on the floor. Each of those has to come off before we coat. We test moisture on every basement job too. If the slab is damp, we tell you, and we use a moisture-tolerant primer or recommend fixing the water source first.

Liberty Township Questions

Will a crack come back through my new coating?

A crack that has stopped moving and is properly filled usually stays hidden. A crack that is still moving can reflect through any coating. We look at each one and tell you which kind we think it is before you decide.

Can you just fix the cracks and coat later?

Yes. Crack and floor repair can be its own job. We fill cracks, patch spalls and smooth rough areas. When you are ready for a coating, the slab is already prepared for it.

Do you check whether old mines are under my house?

No. That is outside what a flooring contractor can judge. If you have that concern, talk to a structural engineer. We focus on the surface: repair, prep and a coating that bonds.
