Fixing Floors That Have Seen Decades

Concrete crack and floor repair is part of almost every coating job we do in Youngstown, and sometimes it is the whole job. With a median home build year of 1950 in census survey data, many garage and basement slabs here have been through more than seventy winters. They crack as the ground moves, pit where salt has worked in, and break apart at control joints that took the weight of cars for years. A coating over unrepaired damage telegraphs every flaw and can fail early at the cracks.

Types of damage we see

  • Hairline shrinkage cracks: thin cracks from curing that rarely move. Filled flush before coating.
  • Settlement cracks: wider cracks, sometimes with one side lower. Filled and ground level, with notes on whether they are still moving.
  • Spalling and scaling: surface concrete flaking off, mostly near garage doors where salt and freeze-thaw are worst.
  • Broken control joints: edges chipped by tires and shovels, rebuilt with a firm filler.
  • Pitting and pop-outs: small craters filled so the coating does not show divots.
  • Low spots: shallow dips that hold water, built up where practical.

Why salt makes it worse

Wikipedia's road salt article says salt speeds up corrosion of reinforced concrete and notes magnesium chloride is especially damaging to concrete surfaces. Once a crack opens, brine has a path into the slab. In a garage at the bottom of a sloped driveway, the front few feet often have the deepest damage.

Repair materials

We use fast-setting polyurea or epoxy fillers for most cracks and joints, and an epoxy mortar for deeper spalls. These cure hard and grind flush with the slab. For floors where the whole surface is worn, a cement-based or polymer resurfacer can create a new top layer before coating. Whatever we use has to cure fully before the coating goes on.

When it is more than a floor problem

Some cracks point to bigger issues. A crack that keeps widening, one side heaving upward, or water pushing through are signs of foundation, drainage or soil problems. Floor repair will not fix those. If we see them, we tell you before you pay for a coating that the floor would just crack through again.

Repair without a coating

Not everyone wants a full floor system. We can fill cracks, rebuild joints and patch spalls on their own so the floor is safer, easier to sweep and ready for a coating later. A clear penetrating sealer after repair adds some protection against salt.

Garage aprons and thresholds

The strip where the driveway meets the garage often takes the worst beating: tires, plows, shovels and standing meltwater. Broken edges at the door seal let water run under the slab. We rebuild those edges with epoxy mortar and can carry the coating to the threshold so the transition is tight.

How It Works

1. Map the damage

We mark every crack, spall and low spot and note any that look structural.

2. Open and clean

Cracks and spalls are ground open and vacuumed so the filler bonds.

3. Fill and grind flush

Fillers and mortars are placed, cured and ground level with the slab.

4. Seal or coat

The floor gets a sealer or moves straight into a coating system.

Concrete Crack & Floor Repair Questions

Can you epoxy over cracked concrete?

Yes, after the cracks are filled. Coating over open cracks leaves lines in the finish and gives water a way in. Moving cracks may show through again, which we will point out.

How do you fix spalling on a garage floor?

We grind away the loose surface, then fill the damaged areas with an epoxy mortar and grind it level. A coating on top keeps salt out of the repaired area.

What does it cost to fix cracks in a concrete floor?

This Old House and HomeAdvisor put small crack and chip patching at $25 to $250. Widespread damage or resurfacing costs more. Structural repairs are a separate trade.

Is a big floor crack a foundation problem?

Not always. Wide cracks with one side higher, cracks that keep growing, or water coming through can point to a structural or drainage issue. We tell you if we see those signs.
